Investment criteria

What we buy, and what we walk past.

The discipline that has kept five buildings on schedule starts at acquisition. Every site we underwrite must clear all four criteria — most don’t, and we pass.

  • Denver infill corners

Corner sites the neighborhood plan already wants activated, in Denver proper — never greenfield, never another market.

  • 4–6 story mixed-use

Brick-and-glass mid-rise, the one building type we have delivered six times. We build what the plan asks for, never taller, never thinner.

  • 100–250 homes per project

Large enough to carry structured parking and affordability commitments, small enough that one team can walk every floor weekly.

  • Leased ground floor

Commercial space is leased to Denver operators — every ground floor fully leased by opening day since 2013.

FAQ

Questions investors ask first.

What is the minimum investment?

Our closed-end funds have historically admitted limited partners starting at $250,000. Minimums for Fund V, planned for 2027, will be set when the fund is formed — contact Marcus Webb to be notified.

Who can invest in Kestrel & Pike funds?

Our vehicles are limited to accredited investors and qualified purchasers under applicable securities law. We verify accreditation during subscription.

What is the typical hold period?

Our closed-end funds have run roughly four to five years from first close to realization — Fund I ran 2011–2014 and Fund II 2014–2018. Fund III assets are currently held, and we also manage one open vehicle for longer-hold investors.

How have past funds performed?

Realized exits have returned a 2.3x equity multiple at going-in cap rates between 4.4% and 5.1%. All five completed buildings delivered on schedule, and the portfolio runs at 95% occupancy. Past performance does not guarantee future results.

When is the next opportunity to invest?

Fund IV is fully invested in Sloan’s Corner, which opens in 2027. Fund V is planned for 2027 — reach out now to join the list for early materials.
